Tega Cay Downtown Breaks Ground! The Grove Tega Cay
The next chapter is beginning in Tega Cay, and it’s one that locals have been anticipating for years. Charlotte Living Realty Group and Kinger Development Group officially broke ground on The Grove, a $250 million mixed-use community set to rise at 1195 Stonecrest Boulevard.

This ambitious project will transform 55 acres of land into a vibrant hub for living, dining, working, and gathering, right here in the heart of Tega Cay, South Carolina.
For a city known for its sense of community and love of lake life, The Grove represents an opportunity to create a true “downtown” space where residents can come together and enjoy everything they love about Tega Cay, SC in one place.
A Vision for a Connected, Walkable Community
The Grove at Tega Cay has been years in the making. Originally referred to as Main Street at Tega Cay, the project has evolved into a thoughtfully designed community that blends modern living with small-town charm. Once completed, it will feature a mix of residential spaces, community-oriented retail, office buildings, and amenities designed to make life easier and more connected.
Developers describe The Grove as a place where you can live, work, and play without leaving your neighborhood. Imagine stepping out your front door for a morning coffee, walking to the office, meeting friends for dinner at a local restaurant, and then enjoying live music at the beer garden, all within walking distance. That’s the type of lifestyle this project aims to bring to Tega Cay.
Our hunch is that Tega Cay’s popularity will continue to grow. United States homebuyers have a strong preference for homes in walkable neighborhoods, according to the National Association of Realtors’ (NAR) article “2023 Community and Transportation Preferences Survey.” The article cites that “Seventy-nine percent of respondents rate walkability as “very” or “somewhat” important, and 78% say they’d pay more for a home in a walkable community, the survey shows,” according to an article by Realtor Magazine that shares details about the survey’s findings.
The developers broke ground in Tega Cay early October 2025, marking the official start of site construction. The Grove is no longer an idea on paper, but a project in motion!
What’s Coming to The Grove
The Grove will be developed in phases over approximately four years, with the western side of the property being built first. This first phase will include the first wave of commercial and entertainment spaces.
Plans for this section include a beer garden with an entertainment component, creating a lively destination where locals and visitors can gather for events, live music, or a casual weekend hangout. The beer garden will overlook a large outdoor space adjacent to the existing stream, offering scenic views and plenty of room for community events.
This portion of The Grove is anticipated to open by the end of 2026, giving Tega Cay residents something exciting to look forward to in the near future. The later phases will expand the residential offerings and bring in more retail, office, and recreational spaces, fully rounding out the mixed-use vision.
Once completed, The Grove will offer a mix of housing options, from apartments to townhomes, paired with local shops, restaurants, and offices that bring convenience to residents’ doorsteps. The goal is to make Tega Cay more walkable and self-sustaining while maintaining the welcoming, community-focused atmosphere that locals cherish.
Why It Matters for Tega Cay
If you’ve lived in Tega Cay for any length of time, you know the city has been growing rapidly. What started as a gated lakeside community has expanded into a thriving city filled with families, small businesses, and new developments. Yet, one thing has always been missing: a true “downtown” area where the community can gather beyond the lake and parks.
The Grove aims to fill that gap. City officials have emphasized that this project is about creating a central space that reflects Tega Cay’s identity. The addition of new retail and office spaces will also bring more jobs and business opportunities to the area, helping to boost the local economy and reduce the need for residents to commute long distances for work or entertainment.
A Regional Destination in the Making
Developers and city leaders alike believe that The Grove will serve not only Tega Cay residents but also visitors from across York County and the Charlotte region. Its mix of entertainment, dining, and outdoor space is expected to attract people from nearby Fort Mill, Lake Wylie, and even across the state line.
This focus on connection, both physical and social is at the heart of the project. Instead of sprawling development, The Grove will bring people closer together, encouraging walking, gathering, and interaction. For a community that already values togetherness, this feels like a perfect fit.
What Comes Next
While the groundbreaking marks a major milestone, there’s still plenty of work to be done. Construction will continue in phases, with full buildout expected to take approximately four years.
Residents can expect to see steady progress over the next several months as roads, utilities, and site preparation work move forward. Once vertical construction begins, the first buildings will start taking shape, giving everyone a glimpse of what’s to come.
For now, it’s an exciting time to watch Tega Cay grow and evolve. The Grove represents a major investment not just in real estate, but in the community’s future. What Comes Next
